Introduction to the Laundromat Business
If you’re new, welcome to the world of laundromats, where simplicity meets necessity in a beautiful, perfect, storm. If you’re curious about why laundromats are often hailed as one of the best small business ventures, you’re in the right place. This industry isn’t just about washing clothes; it’s about providing an essential service that communities rely on, rain or shine, recession or boom and even whether during a pandemic, or not. Let’s explore what makes laundromats a standout choice for investors and entrepreneurs alike.
Why Laundromats Are the Best Small Business
Laundromats have carved out a niche as one of the best small businesses in America, and for good reason. They offer a stable, recession-resistant opportunity that thrives on providing a necessary service. Unlike many other businesses, the demand for clean clothes doesn’t wane with economic downturns. This steady demand makes laundromats a reliable investment, ensuring a constant flow of customers in need of their services
Our Journey to Wealth through Laundromats
Our journey into the laundromat business began with a modest investment of $25,000 to $30,000—savings accumulated over years of hard work. Many don’t know this, but Carla and I started with zero capital! We saved for nearly 4 years, before we could acquire our first store.. We didn’t pour endless amounts of personal funds into the business after that initial cash injection. Instead, we reinvested the net operating income back into our laundromats, along with leveraging loans to expand faster. This strategy allowed us to build equity and increase our cash flow, ultimately boosting our net worth.
By focusing on value creation and maintaining a strong value proposition, we were able to enhance our margins and grow our business. Our experience is a testament to the potential that laundromats hold for creating wealth, provided you have the patience and dedication to reinvest in your business.
Caveats: Not Without Risk & Not for Everyone
While laundromats offer numerous advantages, it’s crucial to acknowledge that they aren’t without risk. This business isn’t for everyone. It requires due diligence, research, and a willingness to engage with the community. Potential investors need to understand the dynamics of the local market and assess whether there’s an unmet demand for laundromat services.
Success in the laundromat industry isn’t guaranteed, and it’s essential to approach this venture with a clear understanding of the challenges and opportunities it presents. There’s some information out there that indicates that laundromats have a 95% success rate and if I’m honest, that information drives me CRAZY! While it’s technically true that about 95% of laundromats remain open for business, anyone that knows our industry well knows that there is a large portion of stores that are just getting by, losing money or breaking even, but they are certainly not thriving. It’s also a business that thrives on community connection and service excellence, which might not align with everyone’s ambitions. If you truly have a heart to serve your community, you’ll love this business, if not, you likely won’t be able to compete with those that do have that heart.
Reason #1: A Vital Community Resource
The first and most important reason that our industry is a great investment is that laundromats serve as a vital community resource, providing an essential service that people depend on. During challenging times, such as economic downturns or global pandemics, laundromats remain open, serving as a lifeline for those without access to in-home laundry facilities. This recession-resistant nature is a significant draw for investors.
The recognition of laundromats as essential businesses has led to increased interest and investment in the industry. Entrepreneurs and business owners are beginning to appreciate the value of owning a service that is indispensable to the community. This aspect alone is one of the compelling reasons to invest in laundromats. I often ask clients of mine if they’d rather own a business only used for entertainment, or one that is a vital community resource during good times and bad. Of course, everyone answers the latter.
Reason #2: A Simple Cash Business
One of the standout features of laundromats is their simple cash business model. This simplicity translates to straightforward operations, with payments made upfront by nearly all customers. Unlike many other businesses, laundromats don’t grapple with the complexities of accounts receivable or chasing down past due payments.
This simplicity isn’t just about cash flow; it’s about the ease of management. Laundromats don’t require intricate inventory management or sophisticated accounting skills, making them accessible to entrepreneurs new to business ownership. This aspect of the laundromat business is another key reason why it’s considered one of the best small business investments.
Reason #3: It’s Antiquated
Let’s talk about why being antiquated is actually a fantastic reason to invest in laundromats. This business is old-school, non-glamorous, and often viewed through a lens of skepticism. In fact, many investors simply will not even consider our industry because of the negative connotation associated with the word “laundromat”. When I found this out, I saw it as a positive to our industry! To this day, when I tell people I own laundromats, they usually do not see it as the epitome of entrepreneurial success. But here’s the thing: that “unsexy” reputation means less competition.
Many entrepreneurs chase shiny, trendy industries, leaving laundromats overlooked. This creates a golden opportunity for those willing to see past the surface. With fewer competitors, there’s more room to innovate and improve. By modernizing facilities and enhancing services, you can transform a “dumpy” laundromat into a community gem and an absolute cash cow.
Reason #4: A Semi-Passive/Flexible Business
The laundromat business offers a unique blend of flexibility and semi-passivity. While it’s not entirely hands-off, it allows you to manage your time effectively. There’s no rigid schedule dictating your every move. Most tasks can be completed at your convenience, making it an ideal side hustle or complement to a full-time job. Note: While it can be done long term, I do not recommend this strategy but a short-term basis of a “side hustle” is not only possible but common.
Early on, this flexibility was crucial for us. We could juggle a full-time job and a young family while nurturing our laundromat venture. It’s a business that can adapt to your lifestyle, giving you the freedom to prioritize family, hobbies, or other interests. This flexibility is a huge draw for many entrepreneurs seeking a more balanced life.
Reason #5: Show Me the Money!
Let’s get to the heart of the matter: profitability. Laundromats boast impressive cash-on-cash returns, often ranging from 20% to 30% on the lower end, and potentially much higher. This industry is not only lucrative but also offers opportunities for infinite returns when you reinvest smartly.
By enhancing operations and customer experience, you can boost net operating income and increase the business’s value. This not only generates cash flow but also builds equity, allowing you to leverage for further investments if you choose. Laundromats can be cash cows when managed efficiently, making them one of the top reasons to invest in laundromats.
Reason #6: A Scalable Business Model
Laundromats offer a scalable business model, allowing for both vertical and horizontal growth. You can expand services with wash-and-fold or pick-up and delivery options, tapping into new revenue streams. Each addition increases profitability and strengthens your market position.
The scalability doesn’t stop there. You can also grow horizontally by opening multiple locations. Once you’ve mastered one laundromat, replicating success across several sites becomes feasible. This scalability is a game-changer for those aiming to build a business empire.
Reason #7: Real Estate Investments
Owning laundromats can be a strategic entry point into real estate investment. By purchasing the property where your laundromat operates, you secure a reliable tenant—your own business. This dual ownership enhances cash flow and equity, offering substantial long-term financial benefits along with tax benefits.
Real estate ownership provides an excellent exit strategy too. When the time comes to retire or pivot, you can sell the laundromat operations while retaining the commercial property, ensuring continued income from rent. It’s a savvy way to maximize your investment and secure your financial future with a predictable exit.
Recap of the Reasons to Invest in Laundromats
To wrap up, laundromats are a powerhouse investment for several compelling reasons: they serve as a vital community resource, operate on a simple cash business model, and offer an antiquated charm that reduces competition. They provide flexibility, impressive profitability, scalability, and the potential for real estate investment.
These factors make laundromats not just a business, but a strategic investment opportunity. Whether you’re looking to diversify your portfolio or seek a stable cash flow, laundromats present a promising path. Embrace the opportunity, and you might just find yourself thriving in this underrated industry.
